How does the process work?

Fill in the form or call us. We ask a few questions about the house and the situation, look at recent sales nearby and whatever is recorded against the property, then come back with a cash number. If you like it, we open at a title company and you pick the closing date. If you do not like it, that is the end of it and it costs you nothing.

How fast can you make an offer?

Usually the same day or the next business day. If we come out to see the house, we can often make the offer on the spot and bring the paperwork with us.

How long until I actually get paid?

Most of our purchases settle in under 30 days. It can be as quick as about a week. It runs longer when there is something to untangle first, such as an open estate, a large payoff, or a title defect. We will tell you which one you are in before you commit to anything.

My house is in really bad shape. Will you still buy it?

Yes. Condition is not a disqualifier. We buy houses that need a new roof, houses with water or fire damage, houses that have been vacant for years, and houses that need a full gut. You do not have to clean it out.

Are there any fees or commissions?

No. We are not agents and we do not work on commission, so there is nothing taken out of your side for a listing fee. We cover the customary closing costs on the buyer side. You will see every number on the settlement statement before you sign.

Will you buy a house with tenants still in it?

Yes, and often that is easier for you than trying to remove them first. Tell us what they pay, whether they are current, and whether there is a written lease. Being behind on rent does not stop the sale.

What if I owe more than the house is worth?

Tell us early. There are still options, including a short sale, and we have handled them before. We would rather look at a hard file than have you assume nothing can be done.

How do you decide what to offer?

What comparable houses nearby have actually sold for, what the house needs to be safe and rentable or sellable, what is owed against it, and the carrying costs while that work happens. We will walk you through those numbers. It is arithmetic, not a lowball ritual.

Should I just use a real estate agent instead?

Sometimes, honestly, yes. If your house is in good shape, you are not in a hurry, and you can live with showings, the open market will usually beat a cash offer even after commission. We will tell you when that is your situation. We buy the cases where speed, certainty, or condition matter more than squeezing out the last dollar.

What is title insurance and do I need it?

Title insurance protects the buyer and the lender against losses from a dispute over ownership of the property, such as an unknown heir or an old unreleased lien. It is standard in a purchase. We own a title company, Prosperity Abstract, so this part happens in-house.

Do I have to be in Pennsylvania to sell?

No. We buy from out-of-state owners regularly. Documents can be signed and notarized where you live, and funds are wired to you. You do not need to fly in.

Is the offer really no-obligation?

Yes. Hearing a number costs you nothing and does not commit you to anything. There is no fee to walk away, and we do not put you on a call list that will not stop.
