Sell your house for cash, as it stands today
We are not agents and we do not list your house — we buy it. No commission, no repairs, no cleaning out, and you pick the closing date.
- A written cash offer, usually within one business day
- Nothing comes out of your side for commission
- Liens, back taxes, probate and tenants are all workable
- Close in as little as two weeks, or wait months if you need to
- Philadelphia is home, but we buy outside the city and outside PA — ask
Get your cash offer
Two minutes. No fee, no obligation.
How it works
Four steps, and you can stop at any of them.
Tell us about the house
Two minutes on the form or one phone call. Address, rough condition, and what is going on. You do not need to have anything cleaned up or figured out first.
We check the numbers
We pull the comparable sales, the tax and lien position, and whatever else is on record for the property. Usually same day, always within one business day.
You get a real cash offer
A written, no-obligation number with the math behind it, so you can see how we got there. No fee to hear it and no pressure to take it.
You pick the closing date
Two weeks, two months, or after the holidays. We settle at a title company, you get certified funds, and you leave whatever you do not want behind.
Why sellers call us instead of listing
Not every house belongs on the open market, and not every seller has six months to wait.
No commission, no fees
We are the buyer, not an agent. There is no 6% listing commission, and we cover the normal closing costs on our side.
We buy it as-is
Do not clean, do not paint, do not repair, do not stage. Take what you want and leave the rest.
Cash, so nothing falls through
No mortgage approval to wait on and no appraisal to fail. The most common reason a sale dies simply is not in the deal.
You choose the date
Some sellers want out in fourteen days. Some need three months to line up the next place. Both are fine.
We handle the messy part
Liens, back taxes, probate, tenants, code violations. This is the normal condition of the houses we buy, not a dealbreaker.
Philadelphia roots, no fixed boundary
Our office is at 36 N 3rd St in Old City and we have been buying here since 2005 — but we are not fenced into a map. If you own a property somewhere else, ask us.
Listing versus selling to us
An honest comparison. If the left column suits you better, take it — we will tell you so.
| Listing with an agent | Selling to Prosperity | |
|---|---|---|
| Commission | Typically 5–6% of the price | None |
| Repairs before sale | Usually required to compete | None — we buy as-is |
| Cleaning and staging | Expected | Leave what you do not want |
| Showings | Ongoing, on buyers' schedules | One walkthrough, or none |
| Time to close | Often 60–90+ days | As little as 2 weeks |
| Risk of falling through | Financing and appraisal can kill it | Cash, so neither applies |
| Likely sale price | Higher on a house in good shape | Below retail, and we show the math |
Straight answer: if your house is in good condition, you are not under time pressure, and showings do not bother you, an agent will usually net you more. We are the better option when speed, certainty, or the condition of the house is the real problem.
Situations we deal with every week
None of these are unusual to us. Most of the houses we buy come with at least one of them.
Facing foreclosure
Stop the clock. We can close before the sheriff sale date and settle what you owe.

Anyone can put up a we-buy-houses website. Here is what is behind this one.
A real office you can walk into
36 N 3rd St, Philadelphia, PA 19106, in Old City. Not a call centre, not a PO box, and not a lead form that sells your details to whoever bids most for them.
Licensed, and honest about which hat we wear
Members of our team hold real estate licences in Pennsylvania and New Jersey. When we buy your house we are the buyer — a principal in the deal, not your agent — and we will say so in writing rather than blur it.
In business since 2005
Through the crash, the boom and the quiet years. Our title company, Prosperity Abstract, has been running since 2017 and holds 4.6 stars across 136 Google reviews. Those are from agents and buyers at closings rather than from sellers who took a cash offer — but you can go and read them.
Your details are not for sale
What you send us goes to our own team and nowhere else. We do not sell seller lists and we do not hand your number to a dozen other investors. Read the privacy page — it is short and it is plain.
Kirk Waechter is the owner of Prosperity Industries. If something about a deal is not right, ask for him by name on (484) 845-9992.
Common questions
How does the process work?
Fill in the form or call us. We ask a few questions about the house and the situation, look at recent sales nearby and whatever is recorded against the property, then come back with a cash number. If you like it, we open at a title company and you pick the closing date. If you do not like it, that is the end of it and it costs you nothing.
How fast can you make an offer?
Usually the same day or the next business day. If we come out to see the house, we can often make the offer on the spot and bring the paperwork with us.
How long until I actually get paid?
Most of our purchases settle in under 30 days. It can be as quick as about a week. It runs longer when there is something to untangle first, such as an open estate, a large payoff, or a title defect. We will tell you which one you are in before you commit to anything.
My house is in really bad shape. Will you still buy it?
Yes. Condition is not a disqualifier. We buy houses that need a new roof, houses with water or fire damage, houses that have been vacant for years, and houses that need a full gut. You do not have to clean it out.
Are there any fees or commissions?
No. We are not agents and we do not work on commission, so there is nothing taken out of your side for a listing fee. We cover the customary closing costs on the buyer side. You will see every number on the settlement statement before you sign.
Will you buy a house with tenants still in it?
Yes, and often that is easier for you than trying to remove them first. Tell us what they pay, whether they are current, and whether there is a written lease. Being behind on rent does not stop the sale.
Find out what your house is worth in cash
It takes about two minutes to ask and there is no fee for the answer. If a cash sale is not your best move, we will say so.
